Maintenance
The apartment will be fully painted and cleaned, including any carpets. Any damage is fixed prior to your move in.
No, you do not need to be present for a service technician to perform work.
Yes, the property does have on-site maintenance.
You can put in a service request through your online portal. Maintenance is on-site for quick repair time.
If you are locked out outside of office hours, please call a locksmith as this is not an emergency. If you are locked out during office hours, stop by the leasing office and we can provide you with a key.
Call the main office number and select Emergency Maintenance from the menu options.
Amenities
Clubhouse includes a business center, fitness center, pool, coffee bar, barbecue grill, and deck area to entertain. There is a boat ramp, boat storage, kids park, mini-soccer field, dog wash station, and dog park onsite as well.
Yes. No more than two pets per household please.
The standard appliances are a stove, a dishwasher, a refrigerator, and a range hood vent.
No, the property does not have any furnished apartments.
The clubhouse amenities are available during office hours. The others are available sunrise to sunset.
Yes. Parking is available by permit for residents only. There a visitor spaces for your guests. Reserved parking spaces are also available for $25 per month.

An application can take between 48-72 hours to be approved.
Rent is due on the 1st of each month and is considered late after the 3rd. You can pay online with eCheck, credit or debit card any time. You can also pay with check, cashiers check or money order at the office. Cash is not accepted.
Yes, residents are required to purchase renter's insurance.
Residents can choose between Spectrum or Frontier for Internet and cable.
All applicant(s) will need to show valid photo identification. This identification can be state or federally issued and acceptable identification includes a driver's license, passport, and/or a state-issued photo identification card. For applicant(s) who are not U.S. citizens, a copy of a valid passport and/or work visa with validity dates through the term of the lease and/or the applicant’s current Green Card is required. The request for a photo ID is solely for the purpose of verifying identification. Income may be verified upon request (and you must submit documents upon request) through use of one or more of the following: Paycheck Stub(s) (2 most recent and consecutive); W-2 Forms (most recent); Income Tax Return (state and/or federal); Wage Tax Receipts. Applicants must have two years verifiable rental history.
The only account you will set up is with Tampa Electric (TECO) for electric.
If your application is denied, we will refund your administrative fee. Applications fees are non-refundable.

From Downtown Tampa: Get on I-275 S from US-41 BUS N/N Florida Ave. Continue on I-275 S. Take FL-60 W/State Rd 60 W to Independence Pkwy. Take exit 2B from FL-589 N. Continue on Independence Pkwy to your destination in Town 'n' Country. From Downtown St Petersburg: Continue to I-375 W. Take I-275 N to Memorial Hwy in Town 'n' Country. Take exit 39 from I-275 N. Continue on Memorial Hwy to your destination.
